Neighborhood Ratings

map thumb The most confusing part of our rating system is that there is no correlation between the geographical lettering system and neighborhod quality. For example, there are "F" neighborhoods in the geographical region of "H." There are "A" neighborhoods in all regions of Las Vegas. We apologize for this confusion. Since most of our investors have gotten used to our geographical lettering system, we have decided to stick with our system and just inform the newbies.

Rating System

Our neigborhood rating system is unique to Limestone Investments and is only our opinion. You will even find that some of our agents will dispute a neighborhood rating. The purpose of giving a property a neighborhood rating is so that we can provide a more accurate description of the quality. "Good" or "Bad" neighborhoods doesn't provide enough description.

Rating 3/2/2 Description
A $150k The houses are immaculate. All the lawns & landscaping is perfect. There are no cars on the street and this usually includes an aggressive HOA.
B $110k Similar to above but there may be a few cars on the street and a rebel neighbor who has let some weeds creep up.
C $100k There will be a few cars that don't function here and there. Some neighbors don't care about their yard or how their house appears.
D $80k There is lack of care in the neighborhood with some debris visible from the street.
E $70k A lack of pride exists. Debris and abandoned cars are prevalent.
F $60k Debris, abandoned cars, broken windows and "lurkers" are hanging out all hours of the night.

Crime

The biggest myth perpetuated by the media and Hollywood is that there is more crime in an "F" neighborhood than an "A" neighborhood. For example, there are more murders in Summerlin ("A" neighborhood) than there is on the strip. Crime in Las Vegas is committed everywhere and "A" neighborhoods are not immune to it. Gated communities are not that much safer either.

Tenants

Tenants in an "A" neighborhood don't necessarily make better tenants. This is very common newbie investor belief. We evict just as many tenants in "A" neighborhoods as we do in "F" neighborhoods. Tenants are tenants mostly because they have bad habits and don't have the credit history to purchase a home. Nearly every tenant in Las Vegas has bad credit. A tenant will pick an "A" neighborhood because they can afford it, not because they have better saving habits. 

HOAs

(Nearly every production house built after 2000 is in an HOA)

 
Advantage This will generally stabilize a neighborhood. For example, if a property in a "C" neighborhood is in an HOA, it will probably maintain that neighborhood rating for some time.
Disadvantage The first disadvantage is that you are paying a monthly fee. The second disadvantage is that you will be getting love notes from the HOA if your tenants misbehave.

Important!

There are several dozen HOAs that do not allow renting or have rental restrictions. Be careful. If you are an investor, you need to make sure there are no restrictions. Unfortunately, there is no master list available. Limestone Investments is trying to put that list together and will be available soon for clients only.
