Inspection FAQs

Can I back out of the deal if we find major issues with the property? Yes.
My contract allows us 10 days to inspect the property and back out of the deal if we choose. Most investors who have been through the whole ordeal of looking at 50 properties and dozens of offers resign to taking the property even if a major issue is found. However, I don't pressure you to continue the process. If you don't feel right about the property, I'll pull the plug and we can start over.
Can I waive the inspection? I don't want to spend $300. Yes.
Spending $300 is worth every penny to discover everything wrong with the property. If you want to save $300, that's your business.
Can I use my own inspector? Yes.
I provide you with my preferred vendors because I trust them. If you want to use yours, no hard feelings - no worries. I don't get kick backs from my vendors, I recommend them because they are good and will watch my back.
Should I get an appraisal even if I'm paying cash? Your choice.
The advantage is that you will get a third party opinion of the value and can compare it against the comparables I provide for free. However, you will find with nearly every deal right now, appraisals are at or slightly below your offer price. 95% of the appraisals I have seen are at the offer price even when I know for certain the property is way below market.
