Tips for Inspecting.
This part of the process is worth flying out for.
Your interpretation of a problem may different than mine. This will be your last opportunity to back out of a deal. A plane ticket for the same day will do the job. I'll pick you up at the airport, take you to the inspection and take you back to the airport. In and out - simple.
Please hire my preferred inspector.
My inspector costs about $300 but he is well worth it. He will spend half a day going through the entire property. He's thorough and professional. At the end of the inspection, you will get a 50 page report full of pictures, circles & arrows that shows what is wrong with the property.
Schedule rehab crews the same day as your inspection.
If you use my folks, I do this for you. We want rehab guys talking with the inspector so there is no confusion as to the scope of the problem. During this time, I like to build a spreadsheet that breaks out items in terms of labor and material costs. Even if you don't use my crews, I will provide this spreadsheet to you free of charge.
