Average Rating
This is the average of all the ratings and helps identify the cream of Las Vegas. Click on a bar below to get a more detailed explanation.
Equity Rating (A=Excellent, F=Terrible)
If a house is the only house for sale in the neighborhood and listed way below others around it, it will get an excellent equity rating. If a house is surrounded by homes listed above those, the house receive a poor equity rating.
Income Rating (A=Excellent, F=Terrible)
Some folks refer this to the "cap rate" which includes your income as a function of the money you invest. The biggest advantage I have to offer is that I know market rents for areas and types of homes. Each property will show you your net rental income and includes taxes & HOAs.
Condition (A=Move In, F= $15k+ in repairs)
This is based on pictures of the property. Unfortunately, houses move faster than I can get to them. If you see a dollar amount next to "Repairs" this means that I have inspected the property and have provided with you a rough estimate to bring it to "rentable" standards.
Risk Rating (A=Exclusive, F=Dicey)
Perhaps the most controversial of ratings, I rate the neighborhood as function of the number of surrounding foreclosures and "pride of ownership" in the area.This is not a function of race or income. If you want to know race statistics, click on the "Schools" link for that information.
SqFt Rating (A<$45/sq ft, F> $120/sq ft)
This is pure math and not my favorite measuring tool but everyone asks for it....
Price Category
Generally anything over $300k has a very poor cap rate and doesn't make a good investment for a rental property.
Owner Status
If you are paying cash, you can ignore this. If you are getting a loan, this has everything to do with your strategy. If you already own a property or properties and you have a high debt to equity ratio, you can forget about Wells Fargo, Country Wide & some other majore bank owned homes. This one trips up newbies every single time.
Area
This is my method of segregating properties. It helps me immediately identify what part of town the property is located. For the record, there are good and bad neighborhoods in all areas.
