They are also more likely to pay on time and leave my house in good order if they don't purchase it. If they do purchase my property, I can avoid real estate commissions and sell a property with zero rehab costs. 90% of lease/option tenants never exercise their option. Either way I make more money than with a straight renter.

The market price that I post on the site is the price that the property will move in about 3 weeks. If you want more rent, then you will wait longer. If you don't want to wait, then lower the price.

The speed at which a property is occupied is a function of price. ALWAYS. It is not a function of neighborhood. I will suggest numbers that it will make your property move in 6 weeks. The issue here is that there are fewer prospects interested in a lease/option than a pure renter.
How many people are interested in a lease/option? Over 1200.
Every Monday I broadcast email to over 1200 lease/option prospects who want a lease/option but haven't found the property they are looking for. There is an excellent chance that there will be 20 hits and 5 walk throughs the first Monday that your property is broadcast.
Do I have to hire you to find my tenants? No.

I'm so confident that I will be the first person to bring a tenant to the table that I don't care about my competition - including you.
