A Paper - Aka Major Bank |
B Paper - aka Mortgage Broker |
C Paper - aka Hard Money aka Bridge Loan |
Advantage |
The cheapest loans you can get in the market. |
Financial requirements are not as strict and there are more creative options to get the deal done. |
The cost of money is steep and the financial requirements are very loose. |
Disadvantage |
There are many restrictions in the amount of properties an investor can have. The borrower must have strong reportable income, credit history and strong balance sheets. "Banking Business Hours" are the only time we can communicate. |
You will be paying more points than A Paper and probably pay just a bit more interest. WARNING: most Mortgage Brokers don't have the experience in dealing with investors. Please use my reference below. |
The cost is usually 5-7 points up front, 12% interest with a 60% loan to value. You will have to go through the financial exercise again at the end of 2 years. |
