Picking An Agent You can actually save yourself a lot of time if you just pick the right agent. Using multiple agents will waste your time in long run.
Agents can find out very quickly if you are using multiple agents. Once they do, they simply put you on the bottom of their pile. Do you really want to be at the bottom of 5 piles? Your relationship with an agent will last for years. I have known my investors for years because it takes years to create a profitable portfolio.
Measure an agent's response time.
If an agent can't call you back within 24 hours, you need to move on. That agent is either too busy, unorganized or has put you at the bottom of their pile. FYI - When an investor wastes my time, I put them at the bottom of my pile as way of politely getting rid of them.
Match your preferred personality.
The world is an interesting place because all people are different. If you are struggling with an agent over the phone on your first phone call, move on. There are thousands of agents to choose from and life is too short to deal with someone that grates on you.
Check their background and experience.
Finding a specialist in an area or category of home will save you tons of money and time. If someone comes to me and wants me to help them purchase a high rise condo, I'm the first to say "That's not my specialty. Here is who I recommend..." An agent who claims to know all the neighborhoods and all types of real estate is a dangerous one.
The name of the real estate firm is meaningless.
There is no correlation between the name of the company and the quality of the agent. Agents migrate to the company that is the least expensive or the company that provides them the most leads. My broker is awesome because he's inexpensive, pays my commission promptly and leaves me alone. I acquire my own business so we get along just fine.
