Scouting FAQs

Do we have to go scouting before we go hunting? Yes. Unless you have proven to me that you have scouted.
Scouting on your computer from Washington doesn't cut it. If you have driven by at least 10 properties and have those addresses, we can skip scouting. If you have worked with an agent who has taken you hunting, that counts as well. However, you have to have a good reason why you left that agent.
Why can't we go scouting and hunting in the same day? There is not enough time.
Scouting generally takes about 3 hours. Hunting preparation takes about 2 hours of my time. Hunting takes about 8 hours. When we go scouting, we will be looking at a large variety of properties to identify what we are hunting for. Years of hunting have taught me that scouting before hunting saves countless hours of frustration for everyone.
Can I pull the trigger on a property when we scout? Only if you are prepared.
Most investors who go scouting are not prepared. They don't have their financing arranged or didn't bring their check book. By the time they get back home and scramble through their filing cabinets, the property is dead. It cracks me up when they call me 2 weeks later and say they want to bid on a home that they saw when scouting. "Dude, that property was taken a week ago."
Will some of the properties we see scouting be gone by the time we go hunting? Yes.
The best property that we see will be gone by the time you have dinner. Relax. We are not hunting. We are just identifying the types of properties that you like. When we go scouting, I'm only going to show you the "cream." These properties get purchased immediately.
Can we stop me when you have seen enough? Yes.
I'm not going to hold you hostage until you buy something. Once you have identified what you like, we will stop and get ready to go hunting. Most folks can finish scouting in about 3 hours. There isn't enough time for us to go scouting and hunting in the same day.
How accurate are your ratings? Visited = Extremely Accurate, Surveyed = 10% margin of error.
As you browse through the properties on my website, you will discover properties that have a dollar amount in the repair column mean that they have been visited. Properties that have been visited will have additional photos as well. The purpose of scouting of course is to confirm what we are hunting for. Some of the properties that we visit may have been visited before.
