Scouting Tips Keep an open mind.
I will show you a range of properties in terms of condition, neighborhood and price. Many of my investors are surprised at the quality of properties available in neighborhoods they would have never considered. When we scout, you will be able to see how I interpret each component of a property.
Bring your partner.
Many investors who have a partner (financial or spouse) often make the mistake of bringing them in after they have gone scouting. This often makes the process start over. Once we have completed scouting, you can leave the partner behind. Scouting will clearly identify what we are hunting for and make your partner feel confident.
75% of what we see when we go scouting will be gone by the time we go hunting.
The best property that we see will be gone by the time you have dinner. Relax. We are not hunting. We are just identifying the types of properties that you like.
Stop me when you have seen enough.
I'm not going to hold you hostage until you buy something. Once you have identified what you like, we will stop and get ready to go hunting. Most folks can finish scouting in about 3 hours. There isn't enough time for us to go scouting and hunting in the same day.
We don't have to go hunting.
10% of the investors I go scouting with are turned off by what they see or what they thought they could get. If we go scouting and nothing is turning you on, we are done. No hard feelings. Spend the next day on the Strip. I have other investors lined up to go scouting or hunting and you will save us both a lot of time if elect not to go hunting. I really don't take it personally if you decide not to go hunting. You will seriously piss me off if we go hunting and you don't pull the trigger.
Start early.
In July, temperatures reach 100 degrees by 11am. If you want to think clearly and avoid heat stroke, we will start at 7am. If you want to struggle by starting at 11am, no problem, I'm used to the heat. If you party until 3 am and we scout properties at 3pm in 115 degree heat, I will probably be dropping you off at the hospital.

Things will become more clear the next day when you have a chance to review what we saw and compare with your notes. When we go hunting, you will be able to describe to me the kind of properties you prefer.
