Are the laws in Las Vegas owner friendly? Yes.
90% of the tenants in Las Vegas come to Jesus on a 5-Day Notice. Locals know that the constables here don't mess around and a 5-Day Notice means a 5-Day Notice. The 10% who fight a 5-Day Notice are usually from out of town and the lesson they learn is a painful one. The judge slaps the gavel down after their country & western song and on the curb they go.
What should I do if I discover my tenant is a drug user? Nothing.
Pot smokers make the best tenants because they are too lazy to move. Meth addicts don't last more than a few months. If you discover junk accumulating in and around the house, there is a high probability that your tenant is doing meth. They will also develop the habit of sleeping during all hours of the day. Eventually, they can't pay the rent and you toss them out like everyone else.
What should I do if I discover my tenant is a drug dealer? Contact the police.
Dealers attract users who will destroy the house very quickly. Call 311 (non-emergency) and tell them why you think your tenant is a dealer. Metro will be on them like white on rice. If you smell peculiar odors near your home along with accumulating junk, call 911 as someone could be cooking Meth at your home. You need to immediately call the police before your house blows up.
Should I allow pets? Yes.
Market price per pet is about $150 each and non-refundable. They will probably destroy your carpet with or without pets anyway.
