Flat Rates for Property Management Services
I generally only provide these services to existing investors that I have worked with.
Finding Tenants |
One month of rent. |
I do all the Craigslist postings, showings, screenings and background checks. You will not have the option to screen them yourself. HOWEVER, if I find your tenant and they need to be evicted, I will do the eviction free of charge. I stand behind my screening. I do not do Section 8 placements. |
Evictions |
$300 |
This includes the 5 Day Notice, Summary Eviction Drama and going to court if necessary. Most of my evictions are "elegant departures." Contact my investor references if you don't believe me. If you need me for a specific eviction task, here are the prices:

Renovations |

As a former general contractor, I have a clue on what things cost and who to hire. If you want me to manage a renovation, I charge 10% over invoice. |
Weekly Pool or Yard Maintenance |

If you want me responsible I charge 10% over invoice. I don't care if you want to hire your own folks. |
Repairs - non emergency |
10% |
I have access to vendors who actually show up. I charge 10% above invoice and you can approve the estimate prior to the work. Non emergencies are things like appliance repair, hot water replacement, yard water leaks, or anything that can wait a couple of days. |
Repairs - emergency |

I turn off my phone after 6pm and rarely answer the phone on Sundays, Holidays or when I'm in Mexico drinking a margarita. DO NOT CALL ME FOR EMERGENCIES. Emergencies include air conditioning failure, water leaks and break ins. You need to discuss emergency procedures with your tenant that do not include me.
